Booking Terms & Conditions

Welcome to Terra Hillscape Resorts, a boutique resort set amidst the tranquil beauty of a coffee plantation in Madikeri, Coorg. To ensure a seamless experience for all our guests, please review our booking terms and conditions below.

1. General Terms

  • By booking a stay at Terra Hillscape Resorts, you agree to comply with these terms and conditions.

  • These terms may be updated without prior notice. Please refer to our website for the latest version

2. Booking & Confirmation

  • Reservations can be made through our official website, by phone, email, or authorized travel partners.

  • A booking is confirmed only upon receipt of a minimum 50% advance payment.

  • Full payment must be completed before or upon check-in unless prior arrangements have been made.

3. Check-in & Check-out

  • Check-in Time: 1:00 PM

  • Check-out Time: 11:00 AM

  • Early check-in or late check-out is subject to availability and may incur extra charges.

4. Cancellation & Refund Policy

STANDARD POLICY:

  • 14+ days before check-in: Full refund of advance.

  • 7–14 days before check-in: 50% refund.

  • Less than 7 days: No refund.

NO-SHOWS AND EARLY DEPARTURES:

  • 100% charge applies; no refunds or credits.

PEAK SEASON / FESTIVAL PERIODS:

  • Strict cancellation policies apply and will be communicated at the time of booking.

REFUND TIMELINES:

  • All eligible refunds will be processed within 7–10 working days.

5. Booking Modifications

  • Changes to reservation dates are subject to availability and must be requested at least 7 days before original check-in.

  • Additional charges due to tariff changes or higher occupancy must be settled in advance.

6. Group Bookings Policy

  • Group bookings (4 rooms or more OR 8 guests and above) must be made via direct communication with our reservations team.

  • A non-refundable deposit of 25% is required to block the rooms.

  • The remaining amount is due 15 days before check-in.

  • Group cancellations made within 30 days of the check-in date are non-refundable.

  • We reserve the right to require a security deposit at check-in for group stays.

  • Noise levels must be kept within acceptable limits; quiet hours begin at 10:00 PM.

7. Resort Activities

As part of your immersive experience at Terra Hillscape Resorts, we offer a variety of on-site and estate-based activities:

  • Coffee Plantation Walks – Guided tours available upon request.

  • Bonfire Evenings – Subject to weather conditions.

  • Bird Watching & Nature Trails

  • Local Culinary Experiences – Traditional Coorg meals on pre-booking.

  • Board Games, Books & Indoor Recreation

ACTIVITY POLICIES:

  • Some activities require prior booking and may be chargeable.

  • Outdoor activities are weather-dependent and may be modified or canceled without prior notice.

  • All guests participate at their own risk. We are not liable for injuries or loss arising during activities.

8. Guest Conduct

  • Guests are expected to behave respectfully and avoid causing disturbance.

  • Smoking is only allowed in designated areas.

  • Any damage to the resort property will be chargeable

9. Children & Extra Beds

  • Children under 6 years stay free (no extra bed).

  • Extra beds are available on request and chargeable.

10. Pets Policy

  • At this time, pets are not allowed on the property.

11. Force Majeure

  • We are not liable for cancellations or service disruptions caused by events beyond our control, including natural disasters, strikes, or government restrictions.
